Like. Very good location, main attractions within walking distance, helpful staff, preserved 18th-century interior. The host's educational and musical evenings were excellent, with Scottish songs and an introduction to the history of Scotland and Edinburgh. It was convenient that breakfast was served. Disliked - There was an old house smell in the room. Breakfast is not for people with gluten or lactose restrictions, you need to make your own arrangements.

Lovely stay at Averon Guest House, full of character and friendly, helpful staff. Really nice quiet location just a 10min walk to the centre and 15min walk to Haymarket station with trams to the airport. I would definitely like to stay here again.

PROS: Clean, quiet and spacey room with good heating. Parking where I was able to leave my Van for the duration of the stay. Evening entertainment. CONS: I don't like to be ignored after the stay. I asked for a VAT receipt when leaving and was asked to wait for an hour for it. I left my email address but the receipt didn't come. I have emailed site 3 times to no answer and called the site also to no answer. The breakfast was disappointing. 4 pieces of toast, milk, juice, a few pieces of cheddar, cereal, biscuits and fruit. No meat, no egg, nothing substantial - not even a porridge.

A really nice guesthouse. Friendly staff. Well maintained. A good location too - a not too busy street, near The Meadows and about a kilometer from Princes Street, with good bus connections. Also, live Scottish music performances in the evenings. Would definitely stay there again.

This place is family friendly, the breakfasts are delicious and the owner put us in a warm mood during the evening with live Scottish music. The house is located close to the center, which can be reached on foot in 10 minutes. There is also parking available for guests. So I highly recommend this house.

We were a group of seven people and stayed in two rooms. Guest house and rooms was so authentic. Location is excellent, we were able to reach our spots easily by foot. We really loved music evenings, where the house owner sang Scottish songs and tell us stories about Edinburgh and Scotland. The staff was amazing and kind, we had to leave early and they made breakfast specially for us. Thank you very much! We enjoyed every minute in guest house.
