I was recently staying here because I was homeless with my kids the staff are okay but the owner does not care about residents the rooms are so run down and they also have ******* staying here which my kids saw and heard stuff I was told the owner would live in these conditions with his family I beg to differ the place has rodent issues and I had worms coming out my shower tray but was told not harmful to my kids place is a joke all he cares about is money .

Can’t rate property because when we got there we were told they overbooked and we didn’t have a room. They then sent us to another hotel a few blocks away that was old and dingy. It did have a better location and staff were very helpful and accommodating at that hotel. Can’t say I would recommend either places though.

The receptionist/manager? was very personable and accommodating. We needed an additional day very last minute and they were able to let us stay.

Decor a little dated and bed could do with an upgrade as you could feel the springs in the mattress ! However - to counter this improvement .. the staff are very friendly and helpful. Hosting skills excellent! Location is also really good .

Very comfortable, host was excellent, she couldn’t do enough and was knowledgeable on the bus routes to save driving, hot weather and a fan was in the room for when we got back at the end of the day, breakfast was superb, nothing was too much trouble, a mile or so walk to the old town but worth the sacrifice to stay again.

Excellent hotel. Staff were lovely and went out of their way to look after us. Breakfast was brilliant and very filling,gave us a great start to the day for walking around Edinburgh. Great location as well, around 25 minutes walk from old town but regular buses go past hotel if needed.
I would definitely stay here again if I come back to Edinburgh.
We were in Edinburgh celebrating our anniversary and on last day we were given a box of chocolates,it was a very nice touch. Loved our stay here and would highly recommend it to anyone.

Brilliant… Great location, free parking, and staff that couldn’t do enough for you… always a smiling face to greet you. Rooms are adequate with a great shower….
