Steep steps down to a secondary lower basement level, pretty dark and slightly oppressive and although internal fittings were very well done , we felt we couldn’t stay overnight and contacted the owners. They admitted the description could perhaps have been more accurate and immediately made successful efforts to move us to a ‘sister’ property. Many thanks to Sean for this. Positive points - location is perfect for the New Town and only a 10 minute saunter up and down into Princes Street. Parking is a bit hit or miss as it’s a prime residential area with most spaces taken via Permit holders.

We were pleasantly surprised how lovely the property was. We saw the photos but not sure which would be the apartment we would have. We staying in apartment 2, one bedroom apartment located in the basement. Albeit in the basement of the property, this was no issue. The property layout was ideal with a great feel. Decor was very good and fully equipped for short or longer stays. The property had all the needs to cook anything up to full dinners with full size fridge/freezer, dishwasher so no need to wash up. The property even had a washing machine which was an added surprise. The property had a small shared courtyard from the property only for the basement level. This was decorated to enhance the area which was a lovely touch. Overall the stay was lovely. The communication was great and we would highly recommend.

Stunning Apartments, modern and completed to a high standard, absolutely beautiful with everything we needed for our stay. The bed was super comfy Perfect location for exploring Edinburgh! Everything was spotless and communication with company was excellent Highly recommend

This place is amazing. I stayed with my 17yo daughter for her birthday and she was more than happy with the accommodation…..she’s very picky. We were supposed to go out to eat in the evening but we didn’t want to leave the apartment as it was so homely, so we got a takeaway and stayed in! Very clean, spacious, modern, and a perfect distance from the city centre. (They even have GHD’s for your use!!) Overall this place is perfect and it will be the place I’ll be booking next time I visit Edinburgh.

Though I always choose to stay at the Scotsman Hotel, when visiting Edinburgh, I thought I would try their serviced apartments for a change, and I was not disappointed in the slightest the apartment and its amenities were first class, one could not ask for more, it was perfectly situated on Dundas street, meaning that there was an abundance of lovely restaurants/bars all within walking distance and a short walk to Princes Street, meant all your shopping needs were easily at hand, but back to my apartment (15/2), it was very spacious and well laid out, the furniture, the bed and furnishings all luxurious, which will guarantee the best night sleep you will most likely ever have. I could go on and on about how great this apartment was, but I think I would be spoiling the surprises for all the first time bookers who need to experience it for themselves, a truly wonderful place to rest and relax for a few nights in such a wonderful city. I loved it so much I've already started to plan my next trip and stay at the No1 apartments in the city. A massive Thank You, to the New Town team for doing what you all do so well and making my stay just perfect.

I’ve stayed in many self-catering apartments in my time, but I can honestly say that the No 1 Apartment New Town are right up there with the very best! The facilities and standard of finish was excellent. We stayed in a two bedroom apartment and, oh my, these were proper full size bedrooms each with en-suite. The superking beds are truly exceptional!!! The lounge / kitchen area was compact, but still plenty of space with all mod cons. The location is super too - just outside the really busy part of New Town, but close enough to walk in just a few minutes. The immediate area around the apartment had plenty of choices to eat and drink too - I highly recommend The New Town Fox (pretty much across the road) for wonderful breakfasts and there’s a bakery and Tesco Metro close by. I would not hesitate to recommend these properties to anyone and already planning a return trip! 100% 5 stars…

Had a great time at No1 apartments. Really lovely place to stay. The quality of the room was amazing and we would highly recommend. A highlight of our time in Edinburgh. Thanks again for a wonderful stay.

We visited I think in their first week of opening so expectations weren't set too high. The apartment was beautiful. High quality interior, expensive bedding, fully equipped kitchen and spotless bathrooms. Heating is controlled using a nest system, so really simple to get the place to a nice comfy temp. Location was excellent. Surrounded by high quality restaurants, bars and shopping. Keypad on the front door eliminates keys, so nice simple check-in...
