We stayed at Maui Bay Villas (MBV) with our extended family for a week. We enjoyed the unit, pool, bar and walking to the ocean for amazing Maui sunsets. We saw whales, turtles and enjoyed the beauty of Maui. We’re owners at MBV and are enjoying watching the resort grow. We’ll be back soon. Mahalo!

The rooms were clean, very comfortable, and the staff was amazing. They went over and beyond to make our stay enjoyable. I highly recommend this Hilton Grand Vacations’ Hotel for anyone visiting South Maui. The concierge service were amazing!

I would have given it 2.5 if it were an option as it is better than "poor". We are HGVC Owners and paid more points for a "PLUS" room. I'm not sure what was "PLUS" about it, except it was on the side opposite to construction. The building was the furthest on the property from the ocean. You could see a sliver of ocean, but it was totally obliterated by a thumb at a fully extended arms length. It was a nice room with stylish, but somewhat uncomfortable living room furninture. However, there was nothing I'd consider "PLUS" and worth lots of extra points. I believe all units have DOUBLE BEDS. It is hard for me to thing of this as a top tier resort without King or even Queen beds? I would not recommend selecting a "PLUS" room if there are others available. You may not even want to stay on this property if there are others available. The resort itself will be beautiful once construction is done. For the time being there is lots of noise and dust. We were at the adult pool and had to move because of the dust. The winds blew between 25 - 30 miles per hour during our entire stay. This is not terrible if you go out to see the sites, which we did for most of our trip. However, today I need to work remotely. I'm at the pool now and was required to lower my umbrella, even though they are bolted to the concrete and cannot be moved. I can't sit in the sun so I guess my alternative is to sit in my room all day, today. The pool areas are lovely and you can see the ocean, but not the beach. There is not much shade if you do not have an umbrella. There are no chairs or umbrellas at the public beach across. the busy road from the resort, even for a fee. It would be difficult to secure an umbrella on the beach in these winds. The intense winds of Kihei make it impossible to enjoy the resort aspects of this property. I guess the property is so expensive (money or points) because it is across the road from a beach in Maui. Frankly, I did not personally find it worth the extra expense. I have been happier and felt I have done better using my HGVC points at other resorts through RCI. HGVC seems to be more about building megacomplexes of several buildings around a beautiful, crowded pool area (Note: there was hardly anyone at the pools at this resort with the construction, wind, and only a few of the 12 buildings open. I expect this will change as the other buildings are finished). This concept seems to appeal to many. I prefer the small, intimate, low-rise properties. The restaurant on the beach closes at 7 pm. We arrived at the resort a little after 6:30. We asked about where to go for dinner and were told to go to the restaurant on the beach. It was about 6:45 and we questioned this since it was so close to closing. We were told we would be ok as long as we arrived before 7 pm. We walked down to the restaurant without going to our rooms first. We arrived about 6:50 and were told they stopped serving at 6:45 (which I expec

I’m writing this review for all those who love to do research before you travel. This is one of Hilton’s brand new Grand Vacation properties, and while it is mostly for owners, there are rentable condos and rooms. It’s still under construction, but there is plenty to enjoy already. We have the joy in staying in one of the 2 bedroom penthouses in building 6, which faces the water and pool areas. We will be moving to building 8 later this week. Pros: First of all, the service team is amazing! They are so friendly and have gone above and beyond for us multiple times. Everything is top of the line! We don’t hear any of our neighbors. The furniture is high quality. The kitchen is set up beautifully with excellent appliances. The TVs have so many options. We brought our chrome cast because you usually can’t stream to hotel TVs, but not only can you stream, you can log into the pre installed apps, and there is a button to wipe all your passwords. Our family is in the blinds and drapes business, and the motorized drapes in the living room alone cost $8000. Our lanai has a table and chairs along with lounge chairs. The bbq area is between building 8 and the next building that is about to come online. There are multiple charging spots strong the rooms for phones with USB plug-in and normal outlets. The bar has opened now, and there is a grab and go store open until 5pm. The activities center is next to where you get towels. The pools are amazing and not busy at all. Of course, it is May (pretty warm and school is still in session). Kihei is a good spot to view the sunset and isn’t nearly as busy as Lahaina. The grounds are immaculate and lush, and they saved the mature palm trees from the original resort, kept them alive, and then brought them back when they were ready. Cons: There is construction noise, but it’s to be expected. Kihei can get very windy in the afternoons. But mornings seem to be calm. Neutral: The restaurant is set to open sometime in June. I hope so, because it will be a great addition. There is pool over on the Oceanside. It is small and nice, but with the winds, can be difficult to enjoy. However, they built some great barriers in vegetation. I highly recommend this place!

We were at this resort for 2 weeks in January. Here’s the good part of our stay at this resort . The resort rooms are excellent. They have tons of storage and a lot of nice touches such as the bidet, washer/dryer and shower with dual shower heads. The staff is excellent and delivered anything we needed promptly with a smile. We enjoyed the pool although the adult pool water was very cold. Parking was ample and free. The negative issues are due to the location of the resort. There is a river of mud near the entrance of the resort. It rained the day we arrived and the roads near the resort were flooded with water and mud. We entered through the construction entrance. The very small beach area contained muddy water. It rained again the first week and people had to be rescued from their vehicles by helicopter in the street next to the resort. The rain caused a power outage one night and then a water main burst which left us with no water. Obviously, Maui does not have the infrastructure to handle all of the problems in Kihei with rain and mud. This is an ongoing issue that dates back many years. We found drone video from December of 2021 that looked like our rain and mud issues. In addition, with the roads around the resort closed, we and everyone else had to drive out to the highway to get anywhere. So the traffic was frustrating. Lastly as this resort is still under construction we knew things might not be all up and running. We had hoped for a beach vacation. If this is your reason for staying here, then don’t.

The half of the resort that is completed is nice. Rooms are new, spacious, comfortable and well-appointed. But I wouldn’t stay here again. First of all, half the resort is still under construction. So there is literally no time you can be at the main pool in the sun without very loud construction noise, except for weekends. Additionally, South Kihei is known for flooding. This resort is very near a couple points where water flows to the ocean. It rained hard for 24 hours and completely paralyzed the roads around the resort for 4+ days. The result was that every trip that should have been 10 min by car took 20+. And if you wanted to walk anywhere (it’s not a super walkable part of the island), you literally couldn’t get anywhere in less than 45-50 minutes. It also forced the closure of the ocean side pool, beach and only dine-in restaurant for 4 days, knocked electricity out for 4-6 hours and caused a water main break that disrupted water for 6+ hours. Heck, one night it rained lightly for a few hours and there were huge puddles everywhere blocking traffic around the resort the next morning. This is going to be a huge problem for them until they make serious upgrades to the roads and drainage around the resort When we asked about being compensated for the serious disruptions to our vacation, we were refunded $100 of the $240 in resort fees we were being charged…. For the pools, restaurant and beach access that we couldn’t actually access for more than 80% of our stay.

The rooms are perfect and the pool area is abundant. It’s a beautiful property. The issue is there is major construction of additional buildings and the roadway. This causes excessive dirt to blow into the pool area and heavy equipment noise all day. It is not currently a peaceful poolside experience. This is not reflected in the pricing. And though not their fault, the main road closure requires detours and it is not walkable to anything (restaurants, shops, etc.). Be prepared to drive.
