The hotel reception has a tall, medium-built, slightly dark-skinned female staff member who speaks excellent Chinese and is very charming. Her service is exceptional; she understood all my requests and helped me resolve them. For this price, in my home country, I'd barely get a budget hotel, and not even a well-located one at that. But here, I got a large room with excellent service. I highly, highly recommend it! Everything was perfect except that the AC wasn't turned on before I checked in. Also, right across from the hotel entrance, after exiting the parking lot, is Central, so there's no need to walk around.

The facilities of this hotel are fantastic and the location is good for the market and water park. However, the service was really disappointing. Upon arrival, we were told we were upgraded from a studio to a one bed which sounded great. However, the only difference between the rooms was an additional privacy screen which was stiff and difficult to move as well as being covered in smears and dirty. When we booked the hotel we were excited about the amenities including the free fitness classes. The QR code to book this took me to a link to pay for them so I messaged reception on the WhatsApp which they had informed could be used for “any questions”. The reception couldn’t help and didn’t give any advice other than go to the gym - we were on our way out and the class was at 9am the next day so we ran up there. There were no staff in the gym and the restaurant staff also couldnt advise as to where the staff were. We then walked down to reception for advice again - they told us go to the gym, we said we had done this and they then said wait until the class and just show up as they didn’t know the process to book. As a hotel that advertised the fascilities and gym classes it’s quite shocking that the reception wouldn’t be able to advise on the booking system - it genuinely felt like they didn’t want to help. Given the class was at 9am I didn’t want to just turn up in case there wasn’t space. After 10 mins back and forth they conceded and radio up to the gym and ask a staff member to be there. We then go up there again and the gym staff member ALSO didn’t know the proper booking process. Eventually they took our email addresses to add us to the list. This took an unnecessarily long time with a lot of run around and staff that really didn’t want to help us/know the internal processes - these are things I would expect any hotel staff to know as a minimum. We were originally looking at coming back to stay for a month or so in their apartments as the price is great however, the poor service and lack of knowledge of processes has meant that this hotel has lost a potential repeat customer.

The service was friendly and very helpful for every request. The beds were comfortable and the food (we had breakfast and dinner at the hotel) was very decent. The pool area was dreamy with a great view. Sadly some things made the stay a bit less comfortable: the bathrooms had a sewer smell that wouldn’t go away. The air conditioning temperature in the room was extremely low and didn’t change when we tried to bring it up, as if it was stuck, so at night we were freezing.

Baumancasa Beach Resort boasts an excellent location, just across the road from Karon Beach. There are plenty of 7-Eleven stores and restaurants nearby, which is very convenient for shopping and dining. However, the prices during Chinese New Year were significantly inflated compared to their regular rates. If you can book outside of peak season, the value for money would actually be quite good. I stayed for two nights and really enjoyed the rooftop pool and views. It's a shame that I spent most of my time out exploring and missed the sauna and pool opening hours when I got back to the hotel. The breakfast was also pretty good, though the coffee tasted a bit like instant. P.S. Avoid the Amber Restaurant near the hotel entrance. Don't be fooled by its high rating on Dianping; it's not good value for money, and they even swapped out my dish, which raises some serious trust issues.

We stayed in a room with direct pool access for 4 nights and had a very warm, welcoming hospitality experience overall. The staff were excellent, but the hotel itself and its facilities were a bit hit-and-miss. The property feels dated and could use some renovation—the buildings show discoloration, and there was mold in the bathroom along with an unpleasant odor, possibly from the septic system. One highlight was the complimentary minibar, which was replenished daily with water, soft drinks, Chang beer, whisky, vodka, gin, snacks, and even a lovely small dessert in the evening. Getting around can be a bit challenging without your own car or motorbike, especially for elderly guests, as the hotel is located on a hill about 15–20 minutes from the town center. There is a shuttle service to and from Jungceylon Shopping Mall, but it only runs every couple of hours and stops at 9 PM. Breakfast offered a wide variety of options, and I’d definitely recommend booking a rate that includes it. The rooftop bar and restaurant are a standout feature, with stunning panoramic ocean views and a great selection of drinks and cocktails.

Absolutely awesome location and service. The poor area was great and breakfast was brilliant and had plenty of variety. We booked the suite with swimming pool but didnt use the pool that much as 1) beach is very close and 2) Hotel pool was very nice and had a drinking bar and water was fresh. Loved staying there and will definitely be coming back soon.

The property is located directly on the beachfront, which is definitely its strongest point. The room we were assigned has a partial sea view. Unfortunately, part of the view also includes some rather neglected surroundings, but the beauty of the ocean largely makes up for it. In terms of services, there are a few shortcomings. The toilet tends to clog easily, and some amenities that are quite standard in many hotels are missing, such as a toothbrush, toothpaste, or disposable slippers. Instead, the hotel provides a beach basket with towels and a pair of plastic flip-flops to use during the stay. However, these flip-flops are not new, and it is unclear whether they are properly sanitized between guests. Overall, it can still be a convenient option for people who work and want to have the sea literally a few steps from their room, with the possibility of reaching the beach in just seconds. That said, some aspects related to maintenance and attention to detail could definitely be improved to make the experience more comfortable.

1 ⭐️— Hidden fees, abandoned at check-in, construction noise, no wifi Fees & payment: Booked through Trip.com expecting to pay THB 1,320. A mandatory THB 700 charge (THB 550 cleaning + THB 150 electricity) was not clearly disclosed at checkout. Before arrival the property pressured me to pay via bank transfer or PayPal outside the platform. Check-in: Staff confirmed they would arrive in 10 minutes at 6pm — then went completely silent. No one came. Phone calls unanswered. I was left alone in Building C lobby with no access to my room or any guidance for a while. Building condition: The building is clearly still under construction. Lifts were not working — guests forced to use stairs. Drilling and construction work starts from early morning and continues throughout the day. Do not expect to sleep in or work from this property. Cosmetic works are ongoing throughout the building. Wifi: Did not work in the morning. Only mobile data available — unacceptable for anyone working remotely. Bottom line: The apartment itself is new, but everything surrounding it is unfinished and actively being worked on. The artificially low price appears to be a deliberate strategy to attract early reviews for a property not yet ready to host guests. Avoid until fully operational.

A modest hotel with an interior leaning towards a loft style. The rooms are clean. There's a shady pool with a waterfall on the premises, perfect for escaping the daytime heat. The waterfall is rarely turned on. Attention! The rooms might not match the photos on trp.com! I booked a standard room without a balcony, but was given a room on the first floor with a balcony. However, the balcony was like Korolenko's in ”Children of the Underground” – half below street level and completely covered by a banner. In essence, you get neither a balcony nor a proper window, plus the lighting is dim, so the room is perpetually dark. They initially refused to change the room immediately, offering to switch it the next day for an extra charge. I declined, promising to mention the room discrepancy in my review. In the end, they upgraded me to a better room with a balcony on the 6th floor for free.

Very beautiful place to take good photo. Upon arrival, greet by a cheerful staff “BOY”, help us luggage’s and take photos of us, and he keep on making my mom laugh. He really enjoy his job! However , deal to peak season, need to wait until 2:30 for room ( check in time is 3pm). This is my mom 85 years old birthday trip, hotel arranged a birthday cake for us, and when we check out, a small handicraft souvenir received. Overall, very good place to stay . Only the shower is sometimes hot n cold, toilet ventilation is noisy and swimming pool is always full of guests. Better stay pool access room
